Bond dispute

You can use this sample letter when the landlord or agent has told you they are claiming something from the bond, but have not provided you with evidence for the claim and you are not sure you are responsible for what they are claiming.

You can also ask for copies of the condition report and last water bill which can often also help you to work out if you owe any money to the landlord.

I understand that the landlord is claiming my rental bond.

I refer to clause 37 of my residential tenancy agreement. Please send me a statement itemising all of the landlord’s claims. Attach to this statement all quotations, accounts, receipts and other documents supporting these claims and a copy of the condition report completed at the end of the tenancy.

Also, send me a copy of the condition report completed at the beginning of the tenancy. [Delete if not applicable]
