Our unending housing crisis will never get fixed without a lot more thought and effort

Contrary to popular opinion, the cost-of-living crisis will pass. But the housing crisis will go on worsening unless politicians – federal, state and local – try a mighty lot harder than they have been. The cost of home ownership took off – that is, began rising faster than household incomes – about the time I became a journo 50 years ago, and is still going. Even the (unlikely) achievement of Anthony Albanese’s target of building 1.2 million new homes by 2029 probably wouldn’t do more than slow the rate of worsening affordability for a while.

Creating better outcomes for renters by reforming negative gearing and capital gains tax concessions

This policy discussion paper argues that the Commonwealth is underutilising its taxation powers in relation to the welfare of rental housing tenants. This is because of opaque and unaccountable tax concessions to private residential rental investor-landlords.The paper sets out the case for a national reform of rental tenancy subsidies and regulation that links landlord access to negative gearing and capital gains discounts to improved dwelling quality and tenancy conditions.

The US drinking-age law could be a model for fixing the housing crisis

There are two classic ways to encourage someone to change their behavior: a carrot or a stick. The federal government is much more likely to rely on incentives — or carrots — when it comes to housing policy. The construction and regulation of homes in the US are almost entirely controlled by state and local governments; the president and Congress don't have a ton of power to shape what gets built where. But lawmakers in Washington do have money. So they tend to use federal funding to reward housing policies they like.

Aussie blindsided by neighbour's scary dog threat: 'I'm shaking'

An Aussie single mum-of-three has shared the moment she was left "shaking with anger" after a neighbour threatened to report her to her real estate agent over where she left out dry food for her dogs. Experts say the dispute highlights a bigger issue many tenants struggle with. Renter Lisa Biscoff said she fed her pets – eight-year-old husky Charlie and three-year-old cavoodle Cedric – their “mushy food” at night but left dry dog biscuits and water for them in her backyard during day while she was at work. The neighbour claimed the wild birds which poop on their shared fence, were attracted to the spot by her dogs’ uneaten biscuits.

Grafton losing its affordable status with people living in tents as housing crisis worsens

The gateway to Grafton paints a stark picture of the region's social issues. Tents and tarps provide shelter for people living in a neglected park at the city's entrance. A pram is covered in mud outside one compound and a woman can be seen digging a trench in an attempt to keep water out of her dwelling. Jason Reynolds has lived in his van in the park since last year. He used to rent in the city but said his pension of $500 a week could no longer cover the cost. "I'm blind and I'm not exactly the cleanest cut looking person," Mr Reynolds said.

How Sydney's boarding houses evict residents in favour of students, 'millionaires' or those able to pay more

Ben Vaoa realised he was being booted out of his Sydney boarding house in favour of students when an advertisement appeared on Facebook. Five days earlier he and the 75 low-income residents of Dulwich Hill Lodge in the inner west had been given an eviction notice to be out in three weeks. The former residents are victims of what one local councillor has dubbed "renovictions". "Renovictions, which are really common, are where long-term tenants are being kicked out for minor upgrades to be undertaken, and then the rent massively increases out of reach of the original tenants," outgoing Greens Inner West councillor Dylan Griffiths said.

NSW’s Productivity Commission has fallen hook, line and sinker for miracle cures to the housing crisis

ANALYSIS: The New South Wales Productivity Commission’s report on fixing the housing crisis released this week says that the major barriers to fixing the housing crisis are finance costs. You can see this in the tables and charts they produced. But you have to dig for it, because the biggest, showiest focus of the report is on doing away with quality in apartments, such as sunlight, amenity, and loosening up the planning regime so that projects are fast tracked. Things that won’t save much money at all in the scheme of a raging market.
