Experts on how tidy your rental property's garden needs to be at the end of a lease

Every week, Melbourne/Naarm-based handyman Brent Aitken tidies up about half a dozen rental gardens and lawns as tenants prepare to vacate. He's been doing this sort of work for two decades and says he often gets calls from tenants or property managers to attend to specific things. "They don't want to see a weed in the garden beds, in pathways," he says. "Generally, on a house block, they want to see the lawns edged and mowed, all the pruning up to date." Mr Aitken says people are spending hundreds of dollars on professionals to tidy rental gardens, worried they're not going to get their bond back.

The push for more co-operative housing

Land Council calls for federal intervention on proposed NT social housing reforms

Proposed social housing reforms in the Northern Territory have continued to be criticised, with one of the country's largest land councils calling on the federal government to get involved. This week, the CLP government announced plans to recoup $39 million in rent arrears from public housing tenants as well as fast-track evictions for people who engage in antisocial behaviour. It comes after they introduced the NT Government's Remote Rent Framework earlier this year, which sees the public housing model shift from an income-based arrangement to a $70 per-bedroom model —the only jurisdiction in the country with this arrangement. The NT currently has a public housing waitlist of almost 6,000 people, with a homelessness rate 12 times the national average.

Central Coast council is backing the event. The NT's peak Aboriginal housing body and the opposition have criticised planned public housing reforms by the CLP government, arguing they will "disproportionately and overwhelmingly" target Aboriginal people. This week the government announced its plan to recoup $39 million in rent arrears from public housing tenants as well as fast-track evictions for people who engage in antisocial behaviour. In Parliament on Thursday, Housing Minister Steve Edgington said the CLP government would introduce several reforms to make tenants accountable. "Antisocial behaviour and unpaid rent won't be tolerated," he said. "The time for excuses and rolling out the red carpet for repeat offenders is over."

Real estate agents discouraging long-term leases labelled 'culpable' in state's housing crisis

A Victorian property investor says real estate agents are "culpable" in the state's housing crisis and has called for their tactics to be scrutinised. This week, the Real Estate Institute of Victoria (REIV) proposed property tax reforms to the government to help alleviate land tax pressures on rental providers offering long-term leases. Land taxes have been on the rise and some real estate agents claim landlords are looking for ways to make up the $2,000 bill from their tenants. In Australia, lease agreements are often between six months and two years. REIV has suggested a 10 per cent land tax discount for a three-year lease, 20 per cent for a five-year lease, and 45 per cent for a 10-year lease. The move would seek to retain properties that are slipping out of the rental market.

Company acting as 'sublandlord' accused of creating invalid sublet agreements in Hobart

Katie* knew it was going to be tough to find a rental in Hobart, so when a company reached out to her with a room, it seemed worth looking into. "I put an ad on flatmates.com.au and just described myself," she said. "Arx actually reached out to me and said, 'Oh, we've got a room that might really suit you'." The share house was in leafy West Hobart, she could have her cat, and live with five housemates. When it was time to sign a lease, Katie was sent a "residential sublet agreement".
